How it works

Start before the clock does

Most rural land contracts in Western Washington give the buyer 30 to 60 days to investigate. That goes fast. Send us the lot before you're under contract and you'll go into the deal already knowing where the problems are.

Basic covers the first two steps. Deluxe adds the calls. Coordinator adds the field work and the final answer.

  1. Any time

    Send us the lot

    Basic, Deluxe, and Coordinator

Before you write an offer is ideal. You don't need to be under contract or in your feasibility period. You pay for the screen when you send the request, and we get started.

  2. Within 24 hours

    Your report

    Basic, Deluxe, and Coordinator

We pull zoning and critical-area maps, health district records, well logs, utility maps, recorded documents, permit history, and LiDAR. Then we map what we find over your lot and rate each item go, caution, or stop. Read it on the site or download the PDF.

  3. The next few days

    We make the calls

    Deluxe and Coordinator

We contact the county permit desk, the health district, the title company, and the utilities, and we get current pricing from local septic designers and well drillers. Each answer goes into your report as an update, and you get an email each time. Started with Basic? You can upgrade from the report.

  4. Next 2 to 4 weeks

    Field work, if needed

    Coordinator

We schedule the septic designer, surveyor, well driller, or wetland biologist your lot needs and keep them all on one timeline.

  5. Before your deadline

    Final answer

    Coordinator

A sketch of the buildable area and a tighter site-work cost, in time to remove the contingency or terminate.

Who does the field work

We don't dig test pits, survey lines, or design septic systems. Independent licensed professionals do, and we coordinate them so you have one contact and one schedule.

Septic designer
Test pits, soil logs, and an opinion on whether septic will work
Surveyor
Boundary, topography, and staking where the lines matter
Wetland biologist
A wetland check or full delineation, plus a buffer opinion
Well driller
Water availability, well cost, and shared-well review

Who pays whom

You pay for the screen when you send the request. If we run field work, it's one fixed price quoted for your lot, minus what you paid for the screen. We hire and pay the licensed professionals, so you get one bill. Nothing is scheduled until you approve the quote.

What we need from you
